AC Maintenance Checklist

Ideally, professional maintenance should be performed twice per year: once in the spring prior to cooling season, and once in the fall prior to heating season. Being proactive about your maintenance may head off larger AC repairs caused by equipment running with dirty coils, dirty filters or low refrigerant levels.

At every AC maintenance visit, we inspect and, if applicable, test the following components:

  • condenser fan motor
  • compressor
  • refrigerant profile for proper levels and performance
  • start components (capacitors, contactors and relays)
  • indoor coil (evaporator)
  • blower motor (lubricate, if necessary)
  • thermostat
  • safety controls
  • electrical connections (tighten, if necessary)
  • air filter, filter housing and any other indoor air quality accessories
  • ductwork (visual inspection)
  • Spring: temperature drop in cooling cycle [difference in temperature between the air entering the air conditioning system (return air) and the air leaving it after being cooled (supply air)] OR
  • Fall: temperature rise in heating cycle [the difference in temperature between the air entering the furnace (return air) and the air leaving the furnace (supply air)]

We will also flush the condensate drain and add pan tabs for prolonged treatment.

In addition to the above, the technician will do following during an AC maintenance visit for your heater/furnace in the fall:

  • run a carbon monoxide test
  • check the gas line for leaks
  • make sure there are no obstructions in the flue or combustion pipe (bird and insect nests are common and can cause carbon monoxide leaks)
  • confirm the burner is working (via ignition source operation, inlet gas pressures, manifold gas pressures)
  • inspect and test the inducer fan motor, which assists in creating the necessary draft for venting combustion gasses safely out of gas furnaces
  • make sure there is no flammable debris near high-heat areas
  • burn off any existing dust buildup
  • check for carbon buildup in the burner/flame sensors

We recommend the following additional AC maintenance service be performed each year, and we include them in our Preventative Maintenance Plan:

  • Condenser coil cleaning (spring)
  • Removal of debris from outdoor unit (spring)
  • Drain cleaning (spring and fall)

If, during the course of a maintenance visit, the technician finds that you do need a repair, they will likely be able to complete it on the spot with your approval. Our trucks are fully stocked, so your technician probably has the required part on hand. If not, you won’t be charged extra for us to get it. Once the repair is complete, we’ll stand behind it – as we do all our repairs – with a one-year warranty on both parts and labor.
